November 2025 Monthly Round Up: Lemhi County
Nationally, the real estate market continues to balance between cautious optimism and affordability challenges. Mortgage rates have held relatively steady this fall, helping boost buyer confidence after two years of volatility. Across much of the West, inventory is slowly building as sellers adjust pricing to meet the market, while buyers take a more deliberate approach to purchasing.
Here in Lemhi County, we’re seeing those national trends play out on a local scale. Over the past 30 days, there were 39 new listings and 14 price reductions, signaling motivated sellers and growing inventory. Seven properties went under contract and 12 closed, with an average sales price of $421,517. Homes averaged 93 days on market, and the list-to-sales price ratio dipped about 10%, showing that pricing strategy remains key in attracting serious buyers.
While demand remains steady, particularly for well-maintained homes and properties with acreage, the market is rewarding sellers who price realistically and prepare their listings thoughtfully. As interest rates and inventory stabilize, Lemhi County continues to offer buyers value, outdoor lifestyle and space that’s increasingly hard to find in more urban areas.
